Electrical defects during cooling-off period: an Adelaide buyer checklist
Adelaide buyers usually get a narrow cooling-off window. That means electrical risk has to be triaged quickly, not discovered after settlement when negotiation leverage is gone.
1) Start with the switchboard
In older homes, the switchboard often tells you the real risk profile within minutes.
Look for:
- missing or limited RCD protection
- unclear circuit labelling
- signs of overheating, brittle insulation, or mixed legacy upgrades
These issues may indicate both immediate safety work and broader rewiring exposure.
2) Validate smoke alarm compliance early
Smoke alarm non-compliance is one of the most common issues that slows down settlement and creates legal friction between buyer and vendor.
You want confirmation of:
- correct number and placement
- current model age
- required interconnection where applicable
3) Check visible wiring quality and workmanship
DIY joins, deteriorated cabling and ad-hoc extensions are common in properties that have been renovated over multiple decades.
When defects are found, the key question is not only what is wrong but how broad the remediation scope likely is.
4) Ask for a written severity-based opinion
A generic list is not enough during cooling-off. You need a report that helps you decide:
- proceed
- proceed with budget renegotiation
- or exit
The report should separate critical safety defects from upgrade recommendations, and give practical cost posture.
5) Use the findings as a negotiation tool
Documented electrical defects from a licensed inspector can support:
- price adjustments
- vendor rectification requests
- risk-based contract decisions before your deadline
