What builders worry about

Five fears every builder has about a new electrician — and exactly how we handle each.

You've been burnt by every one of these at least once. Our delivery system was built around fixing them.

01

Worry

Will you be on time?

How we handle it

Locked timeline at design. Daily progress reports with photos. If we cause the delay, $3,000/day is on us — in writing. If scope, weather, or other trades cause it, you know the rate up front. No time-and-materials creep.

02

Worry

Will you coordinate with my other trades?

How we handle it

We talk directly to your site manager, framer, plumber, HVAC contractor, cabinet maker, plasterer, and tiler. We mark wall openings clearly so the plasterer doesn't open more than needed. We sequence with the cabinet maker so we're not chasing cables behind installed cabinetry. Same crew, every visit.

03

Worry

Will the install pass scrutiny at handover?

How we handle it

Builder-grade finish: every cable labelled, every circuit photographed, every switchboard documented in your handover pack. 3-year workmanship warranty — if anything fails inside 3 years, we fix it. Free. No negotiation.

04

Worry

Will my client complain after handover?

How we handle it

Smart home programmed and walked through with the client at handover — they leave knowing how to control every scene, every light, every camera. Admin credentials and operating manual handed to client and to you. No mystery hardware, no support calls falling on you at 9pm.

05

Worry

Will costs blow out mid-project?

How we handle it

Fixed package locked at design. Variations follow one process: issue → evidence → options → written approval. Nothing extra happens without your sign-off. Original scope is original scope. We'd rather lose a job than be the one who 'forgot' to mention an extra cost.

What we deliver

Specified at design. Wired at 1st fix. Commissioned at 2nd.

Most electricians install. We plan, coordinate, and deliver systems that work at handover — the difference between a contractor and a vendor.

Private home cinema with integrated AV, recessed projector and discrete in-ceiling speakers — Better Home Technology install

Smart Home Design & Integration

KNX, C-Bus, and open-protocol systems. AV, security, climate, and lighting designed as one specification — wired during 1st fix and commissioned before handover.

Architectural Lighting Design

Cove, perimeter, downlight, accent and feature lighting layouts — coordinated with the interior designer at design stage, not bolted on after the cornice goes up.

Switchboard & Load Planning

Sized for the home today and the EV / battery / heat-pump tomorrow. DIN-rail breakers, terminal-block wiring, photographed and documented at handover.

Custom Lighting Detail

Cornice LEDs, arched ceiling features, exterior wall lights — the small details that read as 'premium'. Sketched, costed and built without ad-hoc onsite decisions.

Pricing & schedule

Three tiers. Locked at design. Written timeframe.

Most builder partnerships fall into one of three tiers. We quote per tier at design stage and lock the timeframe in writing — with a two-way overage rate on every working day past it.

TIER 1 — STARTER

$16-18K + GST

~6 working days

3-bed / 2-bath without smart home or specialty lighting.

  • Basic lighting + downlights
  • Standard GPO + switches
  • Switchboard + smoke alarms
  • Documentation + COES
MOST COMMON

TIER 2 — STANDARD NEW BUILD

$35-50K + GST

~4-6 weeks

Full-house electrical for new builds without smart home integration.

  • 60-80 LED downlights
  • 30+ GPO (indoor + outdoor)
  • Sub-board + 25mm submain
  • NBN conduit + smoke alarms
  • Outdoor lighting on request
  • Documentation + COES

TIER 3 — PREMIUM / SMART

From $50K + GST

~6-10 weeks · quoted at design

Luxury custom builds with smart home, AV, security and specialty lighting.

  • Everything in Tier 2
  • Cinema / AV integration
  • CCTV + NVR + intercom
  • KNX / C-Bus / smart home
  • 3-phase / EV / battery prep
  • Custom chandeliers + LED strip

Two-way overage rate

Time has a price. Both ways.

IF THE DELAY IS OURS

We wear it. In writing.

If we cause the delay or deliver work that needs rectification, we cover it. Period.

  • Defective work rectified at our cost
  • Time we lose, we don't bill for
  • Documented client-side cost? Compensated, in writing
  • 3-year workmanship warranty on every install

IF THE DELAY IS EXTERNAL

$3,000 per day. No more, no less.

Scope changes, other trades, site not ready, client decisions — known cost, known process, no time-and-materials creep.

  • Rate communicated before any work begins
  • Daily reports flag risks early — you decide how to act
  • Variation order documented in writing
  • You choose: absorb, pass through, or renegotiate scope

Verification work (e.g. inaccessible cable paths) is billed at half-day or full-day rates communicated before the work starts — never as a surprise.

Variation management

One process, every time. No surprise invoices.

Original scope is original scope — included in the package. When something genuinely sits outside scope, this is the process:

01

Issue identified

Anything outside the original scope is recognised on site and logged.

02

Evidence collected

Photos and a written description sent to your project lead the same day.

03

Options defined

Two or three resolution options with cost and schedule impact for each.

04

Approval before work

Nothing chargeable proceeds until you (or the client) approve in writing.

Scope clarity

Whose job is which job.

When other trades cause electrical work to expand, we flag it as a variation rather than absorb the cost silently.

Where we fit in the build

Five stages — pre-design through handover.

01

Pre-design consult

One sit-down with you and the designer on lighting plan, smart home spec, EV/solar future-proofing — before drawings lock.

02

Design & specification

Documented circuit schedule, lighting plan, smart home spec, switchboard schematic. Pricing fixed at this stage.

03

1st Fix coordination

Cabling, conduits, mounting boxes — coordinated with framing, plumbing and HVAC. 2-3 days for Tier 1; 1-3 weeks for full new builds. No clashes at 2nd fix.

04

2nd Fix & commissioning

All fittings, switchboard energised, smart home programmed, scenes set with the client. 3-4 days for Tier 1; 2-4 weeks for premium builds. Certificate of compliance issued.

05

Handover & documentation

As-built drawings, switchboard photos, smart home admin credentials, warranty register — handed to the client and to you.

Why builders pick us

Built for repeat partnerships, not one-off jobs.

Single point of contact

One project lead from design through handover. Not a roster of strangers.

Same crew, no subbies

Our own electricians on every visit. We don't subcontract residential builds.

3-year workmanship warranty

Every install we deliver carries a 3-year warranty. Defective work is rectified at our cost — no negotiation.

Pricing locked at design

Variations only when scope changes. No mid-project price creep.

Brand-independent

We spec what suits the build — not what we're paid commission to push.

Documented handover

As-built drawings, photos, admin credentials. Your client gets a manual, not a mystery.

The Builder Guarantee

Three things we will never do to your project.

01 · NEVER

Overbook your project

We won't take on a job we can't crew properly. If our schedule is full, we say so before you sign — not after.

02 · NEVER

Disappear mid-job

Same crew, every visit. Single project lead. Daily contact. You'll always know who is on site and who to call.

03 · NEVER

Spring surprises at handover

If something changes, we tell you the day it happens — not at handover. No "by the way" invoices, ever.

On your team

We work as part of your team — not against it.

Our independent voice is for your client, not against your build. With your project, we're the contractor — coordinated, on schedule, on budget.

We're not the cheapest electrician — we're the one you call when the project matters.

Tell us about your project. We'll tell you honestly if we're the right partner for it.

Start the conversation

Three ways in. Pick whichever's lowest friction.

We come back within one business day with a fit assessment and, if we're the right partner for your build, a written package quote with the timeframe locked in.
